Supervise MEP technician repairing a bore well pump that has been running hot — issue a work order, monitor progress, ensure the water supply schedule for the evening is not disrupted
Prepare agenda and minutes for the Thursday managing committee meeting — capex proposals for retiling the lobby, AMC renewal decision for the DG set, and a resident complaint about pets in the lift
Walk the evening shift handover with security supervisor — review overnight priority items, confirm DG set is fuelled and tested, check swimming pool chemical dosing log
Update the monthly MIS: maintenance charge collection %, AMC expenses vs budget, pending repairs and their estimated cost, and a summary note for the society committee WhatsApp group

B.Com / BBA / BA (any discipline) as the base. A degree in Real Estate Management, Civil Engineering, or Hospitality Management adds direct weight for mid-to-senior roles. NICMAR (National Institute of Construction Management and Research), RICS School of Built Environment (Amity), and Symbiosis School of Real Estate offer specialised PG diplomas and MBAs in real estate management that are well-regarded at JLL, CBRE, and Cushman.
Co-operative Societies Act (state-specific: MCS Act 1960 for Maharashtra; Karnataka Societies Registration Act), Apartment Ownership Act (state-specific), and RERA compliance for any residential project still under promoter management. Commercial PMs must understand the Transfer of Property Act Sections 105–117 (leases) and standard CAM/NNN lease structures.
Certified Property Manager (CPM) from IREM (Institute of Real Estate Management, US-affiliated India chapters), RICS AssocRICS / MRICS for premium commercial real estate roles at MNCs, Facilities Management Certification from IFMA India (International Facility Management Association), and Building Management System (BMS) operator certification for tech-heavy commercial buildings.
Start as a Facilities Executive or Junior Property Manager at an IFM firm (ISS, Sodexo, Jones Lang LaSalle Facilities) or a large housing society under an RWA. Hands-on exposure to lift AMC negotiations, housekeeping contracts, society accounts, and tenant move-in/move-out processes is the real credential — more useful than a degree alone at the entry level.
