Not the brochure version. The actual block-by-block reality of the role on a typical Tuesday.
Review GFC structural drawings received from the design team for the new podium slab — perform quantity take-off of RCC volumes in CostX and cross-check against the previous BOQ revision to identify any scope additions before the contractor's RA bill arrives.
Joint measurement walk with the civil subcontractor's QS on completed brickwork and plastering on floors 7-10 — measure room-by-room against approved drawings, record in M-book, and get sign-off from the contractor's site representative to form the billing basis.
Certify the civil subcontractor's Month 12 RA bill — cross-check claimed quantities (3,900 m³ concrete) against M-book entries, apply 15% advance recovery, 5% retention, 2% TDS u/s 194C, and deduct LD for a 6-day milestone breach before issuing the certificate.
Price a variation instruction for lobby marble upgrade (from standard vitrified tile) — prepare rate analysis, calculate the net BOQ impact, issue Variation Order under FIDIC Clause 13, and update the variation log tracking approved, pending, and disputed items.
Prepare the monthly cost report for the project director — compile actual cost vs. budget by trade package, update committed cost (awarded but un-invoiced sub-contracts), project cost-to-completion, and flag the MEP package overrun with a proposed recovery action.
Evaluate three MEP subcontract tender submissions — prepare a like-for-like comparative statement loading missing scope items into the lower bids, review qualifications and exclusions, and draft a procurement recommendation note for the committee.
Draft a response to the civil contractor's hindrance notice claiming 10 days of delay due to late design drawings — review the drawing-register timestamps, cross-check against contractual obligations, and write the response citing the specific contract clause and issue dates.
The real entry pathway for this role — eligibility, the qualifying exam, training, and licensing — in the order most people follow it.
B.Tech / B.E. in Civil Engineering is the most common route at large EPC firms (L&T, Tata Projects, Shapoorji) and opens all QS tracks. Diploma in Civil Engineering + 3-5 years of site experience is accepted at mid-tier builders and sub-contractors for junior QS roles.
B.Sc. / B.Tech in Quantity Surveying (offered by a few Indian institutions including Amity University, NIQS-affiliated colleges) or B.Sc. Built Environment streams; globally recognised but less common than the civil-engineering route in India.
RICS (Royal Institution of Chartered Surveyors) — AssocRICS for associates, MRICS (Member) for chartered status after the Assessment of Professional Competence (APC). MRICS is effectively mandatory for senior QS roles at multinational PMCs (Gleeds, Turner & Townsend, AECOM, Arcadis) and Gulf construction firms; it adds 25-40% salary premium in India's MNC sector.
Membership of the Indian Institute of Quantity Surveyors (IIQS) is useful for domestic practice; Institute of Estimators certification covers cost-estimation for government-tendering contexts. Neither carries the international weight of RICS.
PMP or PRINCE2 for those moving into project-management tracks; Primavera P6 / MS Project for planning-QS hybrid roles; AutoCAD and BIM 360 / CostX for model-based quantity take-off, which is increasingly demanded at top-tier developers and PMCs.
GATE (Civil) score opens Junior Engineer / Assistant Engineer positions at CPWD, NBCC, and state PWDs where measurement and billing functions are core to the role, even if the job title is 'Engineer' rather than 'QS'.
Core skills you must own, the support skills you'll grow into, and the tools you'll have open all day.

The traps real practitioners wish someone had named for them in year one. Read these before you commit, not after.
Certifying quantities from the contractor's claim rather than from verified M-book measurements
Failing to issue formal variation instructions before work is executed
Ignoring the 28-day FIDIC claims notice window
Presenting a cost report that understates overruns to avoid difficult conversations with the project director or board
The upside that makes this work worth it, set honestly against the parts people quietly resent. Both sides, before you commit.
Straight answers to what people genuinely wonder before stepping into this work — no brochure spin.
Books, longreads, and references practitioners come back to.
